Apartment Alteration Review
In order to ensure that renovation projects are performed according to good industry practices, adhere to building and municipal code, and do not negatively impact the building and its tenants, this office will review apartment renovation proposals and alteration packages. This service includes an analysis of architectural drawings and a report that is issued to the Board, documenting our detailed review of the scope of work for the alteration. Any issues requiring clarification or modification will be identified in the report, and a statement of our opinion with regard to the feasibility and commencement of the project will be included.
This critical service is designed to protect the Building from poor and potentially improper alterations and renovations.
Each apartment renovation is unique and work will often vary from simple cosmetic updates, such as painting and floor refinishing, to extensive projects that may include partition demolition and/or electrical and plumbing modifications. This office reviews each alteration package individually, taking into account the Building’s unique features and special considerations.
Progress Inspections
Some of our clients request that we perform periodic and milestone site inspections of renovations in progress to ensure work is being performed according to the plans.
Pre-sale Condition Inspections
These inspections provide a Buyer and the Building with clear and current information regarding the state of an apartment, townhouse, or property. We review the property from an engineering point of view, identifying issues and potential costs for repairs and maintenance.

Noise Exposure Monitoring
Lane Engineering performs noise exposure monitoring in accordance with the OSHA established Hearing Conservation Standard, 29 CFR 1910.95 to ensure that workplace noise meets the occupational noise requirements of the standard and will develop a Hearing Conservation Program to ensure the compliance is continued to be met.
Community Noise Surveys
Lane Engineering perform noise surveys that determine the impact of environmental noise on a property, and can provide noise mitigation and attenuation plans to address these noises. In addition, Lane Engineering provides detailed analyses and modelling of noise-generating equipment and its impact on the community.
